The re-location of long-established charity into a new-build shell and core office space just north of Old Street roundabout. The charity purchased the 300 sq m ground and 287 sq m lower ground floors of the building with a view to renting out meeting room space on the lower-ground floor as a new revenue stream.

To ensure an optimum flow and the best spatial arrangement for both working and rental spaces and for the space-plan to include a large open-plan space, services, storage, staff breakout areas, meeting rooms and a room with excellent acoustics, where the Chief Executive could be interviewed live on radio, as often called upon to be a media spokesperson.

Floor-to-ceiling heights were quite restricted and services needed very careful co-ordination not to exacerbate this. To resolve issues of flow, we suggested changes to the shell structure, including putting in a new staircase and lift. We also had to work around a fairly tight budget to create environments that would be attractive enough for potential external users.
